From Spare Bedroom To Business Success: Riverside Mortgage Advice's Rapid Rise

Issue 126

When Ashleigh Watson launched Riverside Mortgage Advice from her spare bedroom in October 2023, her ambition was simple - to build a business that offered honest, independent mortgage advice with a personal touch.

Less than three years later, that ambition has grown into a thriving Sunderland business. Now based at the North East BIC, Riverside Mortgage Advice has expanded from a one-person operation into a team of four, reflecting increasing demand for independent mortgage advice across the region.

Drawing on years of experience in the industry, Ashleigh established the business to support people at every stage of their property journey. From first-time buyers and buy-to-let investors to self-employed clients, Riverside Mortgage Advice offers tailored guidance across a wide range of lending options. The firm has also built a reputation for helping clients with more complex circumstances, including specialist property purchases, adverse credit histories and those rebuilding financially after the pandemic.

Much of the company’s growth has come through recommendations, with its reputation built on providing straightforward advice and taking the time to understand each client’s individual circumstances.

As demand increased, so did the business. Riverside Mortgage Advice now employs two additional mortgage advisors, Cheryl and Erin, while administrative apprentice James is working towards becoming a fully qualified mortgage advisor. The company has also launched a new website as it continues to invest in its future.

For Ashleigh, moving into the BIC has been a key step in the company’s evolution.

“Starting the business on my own from home, I never imagined we’d grow this quickly. Bringing Cheryl, Erin and James into the business means we can help more clients while continuing to offer the personal service that has always been so important to us.

“Moving into the BIC has been a big part of that journey. It’s given us the space to grow, but just as importantly, it’s connected us with a supportive community of businesses and created new opportunities.”

The move has provided Riverside Mortgage Advice with the room to expand while becoming part of a wider network of growing businesses.

Doreen Howard, Centre Manager at the North East BIC, said: “It’s fantastic to see how far Riverside Mortgage Advice has come in such a short time. Ashleigh has built a business founded on trust, expertise and exceptional customer service, and it’s wonderful to see that success creating new jobs and supporting even more clients.

“We’re proud to have Riverside Mortgage Advice as part of our business community and look forward to supporting the team as they continue to grow.”

For Ashleigh, the journey from a box room to a growing business is proof that steady, customer-focused growth can quickly turn a small idea into an established enterprise – and with a growing team behind her, the next chapter is only just beginning.
