From identifying a promising site to brokering one of the region's biggest residential land deals, youngsRPS managing director Graeme Bruce explains how Kingston Village became a model for long-term regional development.

For Graeme Bruce, Managing Director of youngsRPS, the completion of the Kingston Village land sale marks the culmination of more than twelve years of determination, local insight and strategic collaboration.

Graeme first recognised the potential of the 49-hectare site to the west of Newcastle over a decade ago. What began as an early concept has, through years of discussion, negotiation and planning, evolved into one of the North East’s most significant residential developments – a scheme that will now deliver hundreds of new homes for the region.

Reflecting on the project, Graeme said: “It was my initial dream to lot the site up for sale, but that would have been too complex given the scale of infrastructure required. I’m delighted that the purchase has been split between three independent builders, giving homebuyers a wider choice within the same development.”

Working closely with Banks Property, led by Mark Dickinson and Gillian Reed, Graeme and the team at youngsRPS guided the site from early feasibility through to completion of the land sale. Their involvement spanned identifying the site’s potential, securing promotion agreements, and navigating the intricacies of large-scale planning and delivery.

“Seeing Kingston Village reach this stage after so many years of work is incredibly rewarding,” Graeme added. “It’s been a complex and challenging process at times, but ultimately one that showcases what long-term vision, trust and collaboration between partners can achieve.”

For Graeme, Kingston Village represents more than a professional success – it’s a testament to perseverance, partnership and belief in the North East’s potential. The development will bring hundreds of new homes, employment opportunities and investment to the region, standing as proof of what regional expertise and collaboration can deliver.
